A traditional built-up insulated roof is a stack: steel deck, vapour barrier, rigid insulation boards, then a membrane or metal sheet on top. Four materials, usually three or four separate trades, and two to three weeks on a mid-size building.
An insulated Great Wall panel does all of that in one product that one crew installs in a few days. That is the whole pitch, and for most industrial buildings in the Middle East and Southeast Asia, it wins. But not always, so here is the honest comparison.
Build time is the big one
On a 5,000 m² warehouse roof, a built-up system realistically takes 15–20 working days once you count the deck, the insulation layer, the membrane, and the weather delays between trades. A Great Wall panel roof on the same building is 7–10 days with one crew, because the insulation and the weatherproof skin arrive bonded together and cut to length.
On a project where the building is sitting idle until the roof is on, those two weeks are real money — rent, financing, delayed production.
Cost: closer than people think, once you count labour
Compared purely on material, a basic built-up system can look cheaper per square metre. But that comparison is misleading because it ignores labour and time. Once you add the four trades, the site supervision, and the schedule, an insulated panel roof usually lands at a similar or lower installed cost — and you get a single-source warranty instead of finger-pointing between the insulation installer and the membrane installer when something leaks.
Where built-up still makes sense
It is not all one-sided. Built-up roofing wins when you need a flat concrete roof with foot traffic, a green roof, or a very specific fire or acoustic build-up that a standard panel cannot match. Renovation over an existing flat slab is often a built-up job too.
For new-build industrial — warehouses, factories, logistics, cold storage — the panel almost always wins on speed and total cost.
