People focus on the panels and forget that a roof leaks at the edges, not in the middle. Ridge, eaves, gables, corners, and every penetration are where water actually gets in, and they are handled by flashings and trims — the unglamorous parts that decide whether the roof is watertight. Order the panels and forget the accessories, and you have a problem on site.
The flashings every roof needs
A complete insulated panel roof comes with a set of matching aluminum flashings, coated to the same PVDF spec and colour as the panels so they last as long:
Ridge flashing closes the top where two roof slopes meet. Eave and gutter trims finish the bottom edge and direct water into the drainage. Gable/barge flashing closes the sloped side edges. Corner and wall-abutment flashings handle where the roof meets a parapet or wall. Each is shaped to the roof geometry, not bought generic.
Fixings and sealant
Self-drilling screws sized to the purlin, with EPDM-bonded washers, hold the panels; on aluminum-on-steel, use stainless or coated fasteners to avoid galvanic corrosion. Butyl sealant tape goes at end laps and flashing junctions, and a colour-matched silicone seals penetrations. Sealant is the consumable part — spec good butyl, because the cheap stuff is exactly where leaks start.
Penetrations: the leak hotspot
Vents, pipes, skylights and cable entries are where most roofs fail. Each needs a proper boot or a purpose-made flashing, sealed and mechanically fixed — not a blob of silicone over a rough hole. If your project has a lot of penetrations, flag them at quotation so the right flashings come in the package.
